What is a Loan-to-Value (LTV) Ratio?

The LTV ratio is a financial assessment that compares the amount of a loan you’re hoping to borrow against the appraised value of the asset you want to buy (usually a home or car).

Lenders use this ratio to determine how much equity you have in the property. The higher your down payment, the lower your LTV, and the less risk the lender takes on.

How to Calculate It

The math is straightforward. To find your LTV, use the following formula:

LTV Ratio = (Total Loan Amount / Appraised Property Value) * 100

Example: If you want to buy a home appraised at R400,000 and you have a down payment of R80,000, you need a loan of R320,000.

  • R320,000 / R400,000 = 0.80
  • LTV = 80%

Why Does Your LTV Matter?

Your LTV ratio doesn’t just determine if you get a loan; it dictates the cost of that loan.

  • Mortgage Insurance: In most cases, if your LTV is higher than 80%, lenders will require you to pay Private Mortgage Insurance (PMI). This protects them if you default.
  • Interest Rates: Generally, the lower your LTV, the lower your interest rate. A low LTV signals to the bank that you are a “safe” borrower.
  • Refinancing: To qualify for a refinance or a Home Equity Line of Credit (HELOC), lenders typically look for an LTV of 80% or lower.

How to Lower Your LTV Ratio
